Stage 1 Valuation of your Property


Our aim is to sell your property for the best possible price in the shortest possible time. Our expert Valuers will inspect your property and use their vast knowledge of the local area, similar properties and latest market trends to advise you what they believe would be the most accurate marketing price for your property.

 

Stage 2 Choosing an Estate Agent


When selecting an estate agent, consider the level of service they offer, their High Street presence and reputation. Check how they will market your property so that you get the maximum exposure and price of your property.

You should also check whether they will organise your Energy Performance Certificate for you or whether you need to arrange this yourself. We can arrange this through our recommended company.

 

Stage 3 Instructing a Solicitor


The successful sale, exchange and completion of your property can be reliant on the instruction of an efficient and experience solicitor. It is a good idea to make a decision before you put your property on the market as this will help to avoid delays. It is always beneficial to use a local solicitor for prompt delivery of paperwork etc especially if you want your move to go smoothly and efficiently.


We can offer recommendations if required and get you a competitive quote.

 

Stage 4 Presenting your Property


We will arrange a convenient time with you to take photographs using a high performance camera to get the best possible images if your property as well as drawing a floorplan. We will also produce a draft specification so that we can produce an accurate brochure highlighting your property’s best features.

As it is crucial to make a good first impression, it is worth considering freshening up your rooms with a coat of paint, if necessary, doing any outstanding DIY jobs and having a de-clutter before we take photographs. You will then also be ready for your first viewings!

 

Stage 5 Marketing your Property


You need to give your property the maximum exposure in order to secure a sale.

If you instruct us to market your property details will be uploaded to our own Bexhill Estates website along with Rightmove. We will also produce comprehensive full colour details and display your property in a large window display.


Your property will also be ‘called out’ via telephone to possible buyers by our professional sales team as well as automatically emailed directly to all our registered applicants. We pride ourselves on being ‘pro-active’ instead of ‘re-active’ and just allowing calls to come to us.

 

Stage 6 Viewings


We are more than happy for you to carry out your own viewings. However, we would be more than happy to use our expertise and experience to do this for you, either in your absence or with you present. Just let us know which you would prefer.

 

Stage 7 Receiving an Offer


When an offer is received, we will notify you as soon as possible, verbally and in writing.

We will check the buyer’s position and ability to proceed before you have to make any decision.

 

Stage 8 Offer Agreed


When you have agreed an offer, we will write to all parties to confirm the price agreed and ask you to confirm your solicitor details. We will then produce a Memorandum of Sale which is sent to all parties confirming the sale.

 

Bexhill Estates offer a full sales progression service and our Company Director will guide you through survey, exchange of contracts and proposed completion dates liaising with you and your solicitor throughout the whole process keeping you informed every stage of the way.

 

Stage 9 Exchange of Contracts


Exchange of contracts occurs when the following have been confirmed and agreed:

 

  • Preliminary enquiries following receipt of draft contract
  • Evidence of a good title
  • Specific issues highlighted in the Lease (if Leasehold property)
  • Local search queries
  • Fixtures and fittings to be included in the sale
  • The buyer’s mortgage offer

 

Once the contract has been signed by both parties the deposit will be transferred by the buyer’s solicitor to your solicitor. The completion date is then set by mutual agreement.

 

Stage 10 Completion (Moving Day)


Completion is when the residual monies are transferred from the buyer’s solicitor to your solicitor’s account.

Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.

 

Your property is now SOLD!
